Committed... Joyful... Passionate....
From a background in excavation, landscape design, and lawn care, Merrill Buckley takes on property management from the ground up. From being one of the first on site to start moving dirt and installing utilities for the subdivision, the last person on the job touching up the paint, or selling the home to its’ happy new owner, Merrill is a licensed realtor who has walked every step of the process. As a Landlord himself, Merrill knows the needs of both owners and tenants first hand when it comes to property leasing. His love of Real Estate starts with the numbers because “it only works if the numbers work” but as much as he loves the numbers aspect of this business, it’s ultimately about service. When people trust someone to oversee one of their largest assets they want to know it’s in good hands and that someone cares the way they do. When choosing whether to buy or lease you set a course for years to come. Whether it’s about building a Real Estate portfolio or giving the market time to correct an underwater position in a property, owners lease for myriad of reasons. Merrill will inspire you to begin the process by first, deciding where you want to end up. By knowing where you are going the journey becomes more joyful.

“THE BACK STORY”
Merrill grew up in heaven as he sees it, in a small farming and ranching town in Southwest Wyoming, where you worked all day and made up your own fun at night. From the day he could ride a horse, Merrill left his sisters behind to go “work” with dad. It was all about getting out of the house and those became some of his fondest memories. Merrill was instilled with his values and work ethic growing up around farmers and ranchers in a community that also revolved around sports. He readily admits that ranching and sports are two of life’s most powerful teachers in hard work and seeing something to completion. Things rarely go exactly as planned so sheer determination makes the difference.
Upon graduating from high school, when family moved to Utah, he returned to Laramie and the University of Wyoming as a loyal Cowboy. After college he followed his family to Salt Lake City where Merrill spent a large portion of the next 20 years working for a Boise based construction services company. He was closely involved with the 2002 Salt Lake Olympic Committee in solving logistical needs for the Olympic Organizing Committee. Bringing companies together from all over the West and Northwest and managing multiple venues on varying timelines was a daunting, but greatly rewarding, task. After discovering Boise through the course of management meetings and business trips, he ultimately landed in the Treasure Valley permanently. Merrill loves Boise’s intimate, small town, feel that reflects the lifestyle he grew up with as well as the conveniences of big city life.

“VISION”
As a Landlord, Merrill has always had a passion for the investment and ownership side of real estate. No investment vehicle is more widely utilized in creating and holding wealth in America. Over the last few years in fact, many people have greatly enhanced their net worth during these uncertain times by positioning themselves to capitalize on a wide array of opportunities. While some people shy away from leaky toilets and broken sprinkler heads, Merrill sees it as a small price to pay to capture the amazing leverage of real estate. “You can always hire someone else to oversee the day to day details while expanding your long term wealth and cash flow.”
This is where he comes in:
Motivated by his own frustrations with property managers who did as little as possible to get by and often cost their owners thousands of dollars through mismanagement, Merrill finds gaping opportunities in the marketplace to deliver fantastic service by thinking like an owner. Through his commitment to his childhood values of hard work and treating people right, Merrill has surrounded himself with a premier service team. The key is long term relationships. His “tenant to buyer” program is a catalyst to turn renters into owners while preserving the sale ready condition of the leased property. The Rules are simple: Create win/win relationships by doing what you say and be willing to put yourself in the shoes of the other person. That way, he feels, everyone benefits from the relationship.
